Can I make modifications or improvements to my office?

We design our offices to be a blank canvas for new tenants. When you move into an Open Space building we want you to make our space into your space. This is why we encourage our tenants to customise and style their offices to their taste, for their business. All we ask is that if you leave, you return the space to the same it was in when you initially joined us.

Do you provide office furniture?

Whilst most businesses want to use or buy their own furniture to suit their style and needs, we can provide desk setups which can be used either temporarily while you get settled or for the full length of tenure.

What’s included in my office rental?

In 3 words: Pretty. Much. Everything! Your rent includes buildings insurance, utilities, business rates, internet, cleaning & a great deal more.

A better question may be what is not included..? The only thing not included in the single monthly rental is phone lines – if you even need them. Many of our tenants bring their existing VOIP systems, or if you would like to use our system it’s just £12.50 + vat per line and 1p national and 2p mobile charges per minute.

Is broadband included in the rental price?

Yes! Great internet is vital for the modern business, which is why we always include at least 100/100Mb leased line to your monthly rental. The internet is all ready and installed across all buildings and offices, so you can trust that, when you sign up for space with us, you can get to work from the moment you arrive.

How much space do I need?

Most offices are discussed in terms of square footage. This is not always easy to visualise especially if you are more used to talking in meters. As a general rule you are usually looking at 100 sqft per employee across the whole space including amenities and communal areas. At Open Space as the communal areas and amenities are already accounted for, so we would expect 50-75 sqft to be ample per person in the offices themselves. However, every business is different and space required is also determined by other factors such as: storage, sofas, printers and meeting space to name a few. We would always suggest the best way to determine which space would suit you the most is to come for a viewing and discuss your requirements with our experienced team.

What if I want to work outside of normal hours?

Not a problem. Our locations offer 24-hour access, seven days a week.

What is the minimum rental term?

At Open Space we pride ourselves on simplicity and flexibility. With flexible notice periods, you can adapt quickly to changing conditions, whether they are for better or worse. Generally our terms are a minimum of 12 months however we do understand that this doesn’t work for all businesses, so please do talk to our experienced team for options.
